Dear friends, supporters, and neighbors,

We are the tenants of Eisenbahnstraße 97, now known as E97, and we are pleased to be here today to speak as part of the Housing Action Days.

As you may have already heard or seen in posters around the neighborhood, we have been in a rent dispute since last year and find ourselves under threat of eviction. This affects the residents of the building as well as the two establishments on the first floor, namely the self-managed sociocultural center Con Han Hop and the Goldhorn pub.

It all began last summer, when rumors began to circulate that our house had been sold. Since then, property managers, real estate companies and lawyers claiming to be the new owner or to be representing them have been making life difficult for us. These individuals are currently trying to evict the Goldhorn, and they have made statements concerning their intention to do the same with the rest of the tenants. 

For weeks we have been facing  harassment and threats. There have been unannounced house calls. There have been letters threatening to terminate our contract and demanding that we clear the stairwell, attic and backyard within a very short period of time or that we do everything necessary to accomodate a scaffold they wish to erect in front of the house – on a Sunday. There are, without a doubt, a few things about our house that need repair, but the facade certainly isn’t one of them. This is simply a textbook strategy to get rid of unwelcome tenants. First came the threats, intimidation and arrogant bluster, but when that failed to work, the new owner and his cohort decided to provoke us with the possibility of invasive construction work.

Partly because we successfully achieved fair tenancy contracts a few years ago in a similar situation. It’s sad that we must emphasize this. Such tenancy contracts have been known to amaze lawyers, while representing a giant pain in the neck for profit-oriented landlords.

This is the current state of the housing market, Leipzig included. Anyone who enjoys a fair rent and good living conditions but does not belong to the property-owning class must expect the possibility of losing their home at any time.

To prevent this from happening to us, we want to organize our living space in a self-managed and sustainable way. We want to guarantee everyone who lives in the building and who contributes to its projects (some have been doing so for over 10 years) the opportunity to continue their lives and work. The only way to do so is to take the house off the market, because as long as living space remains a currency, residents will always be on the losing end.

But our attempt to have the house bought by a cooperative, which would have enabled us to live in a self-managed and sustainable way, has been blocked two times. This occured despite the fact that we were able to meet the offers demanded by the other side. Nevertheless, this remains our goal: we want to take the house off the market! We are fighting for this, too!

The problem doesn’t affect just us. For the last few months around Eisenbahnstrasse, a number of self-managed, neighborhood-friendly projects have been displaced or kicked out. We are worried and angry to witness how places where people could come together for reasons other than commercial interests must now give way to profit-seeking landlords. What’s more, affordable housing along Eisenbahnstrasse is becoming more expensive and rare. Rents here have doubled in the last ten years. But what can we do, dear city politicians?

An empty right of first refusal is just as little help to us as political assurances of so-called neighborhood protection. We also don’t want to be forced to relocate to the limits of urban open spaces. We want to stay where we have lived for years, where we have established our homes andprojects. We demand that residents have priority to buy on a cooperative basis the houses in which they live!

As we fight for E97, we have come to recognize that it is absolutely necessary to network. So we ask for your solidarity. If you find yourself in a similar situation, please exchange ideas and try to self-organise in your apartment or house. We will defend our home and our project spaces like we have done in the past. We are currently experiencing a great wave of solidarity; over 6,600 people signed our petitionto express that they stand by our side. Let’s show that we won’t let displacement happen without a reaction! Let’s fight together for the right of residents to decide what happens to our houses! They are our homes, and we will not simply let them be taken away from us! Let’s resist together! Not only against real estate companies and profit-driven landlords but also against the capitalist machinery that encourages them. Against housing as a currency! For a livable city for everyone!

Дорогие по_друзъя, дорогие сторонни_цы, дорогие присутствующие,

мы сообщество арендующих дома Eisenbahnstraße 97, в это время знаеменито как Е97, и очень рады сегодня и в такой форме говорить на  “Housing Action Days”.

Как вы возможно уже слышали или поняли через плакаты здесь на району, мы с прошлого года находимся в борьбе за аренду и чувствуем угрозу выселение. Это касаеться жильцов дома как и оба пространства на первом этаже. Это самоорганизованный и социокультурный центр Con Han Hop тк бар Goldhorn.

Но что вообще случилось? Все начилось с продажы дома прошлым летом. С того времени один человек от имени одной фирмы недвижимости нам усложняет жизнь. Это фирма утвеждает быть новым собственником дома. На данный момент они пытаються выселить”goldhorn” и по их  словам это  их план для остальных арендующих.

Из-за этого мы уже несколько неделъ терпим предвзятое отношение к нам и угрозы. Это проявляеться через необявленные визиты в дом, и письма которые под угрозой выселения призывают нас освободитъ корридор, чердак и двор дома в кротчайшем временем, либо требуют всё для этого сделать чтобы можно было поставить “строительные леса” – и это в воскресенье. Но смотря на наш дом: в нём довольно много надо чинить, фассада действительно не являеться части этого. Это стратегия из учебника, чтобы избавиться от нежеланных арендующих. Сначала они угрожают и дерзко по мужитский себя ведут, если это не сработает начнуться изнурительные строителъные работы, строительные леса для этого были бы основой.

Но почему мы не желанные жильцы? В том числе из-за того что несколько лет назад мы в похожей ситуации оспорили справедливые договоры. Жаль, что это надо подчеркивать. Этими договорами не только адвокаты удивляються, но они и очень мешают собственникам ориентированными на прибыль.

Вот такая есть ситуация на рынке жилъя, также и в Лейпциге. Кто хочет жить со справедливой арендой и справедливыми условиями, но не принадлежит к имущим классом, тот должен быть готов к тому чтоб потерять свое жилье в любой момент.

Чтобы такое в будущем больше не происходило мы хотим организовать свое жилъё самостоятельно и устойчиво. Мы хотим это гарантировать всем людим которые живут в нашем доме, делают здесь проэкты или работают, некоторые из них уже больше 10и лет. Единственный путь это снять дом с рынка, потому что пока жилое пространство является товаром, жилцы всегда проигрывают.

Но и наша попытка купить дом через солидарное сообщество уже 2 раза блокировалось после первичной готовности к переговорам, несмотря на то что мы принимали требованные ими условия. Все ровно это остаеться нашей целъю: Мы хотим снять дом с рынка! И за это мы боримся!

Но пролема не только касается нас. Вокруг Eisenbahnstraße сейчас происходит вытеснение самоорганизованных проэктов. Многие по_дружеские  коллективи были выселены за последние время. Мы смотрим с беспокойством и яростъю на то как места объединения за пределами логики эксплуатации должны освобождать место перспективу быстрого профита. Одновременно доступное жилъе вокруг eisenbahnstraße становится все дароже и реже. Здесь цены аренды за последние 10 лет удваились. Но дорогая городская политика, что нам можно делать?

Нарушенное право предварительной продажи нам не больше помогает чем политические уверение предпологаемой защиты окружающей среды. Мы тоже не хотим чтобы нас вжали в рамки городских “свободных мест”. Мы хотим оставаться там где мы живем уже годами и себе построили чувство дома и политические проэкты. Мы требуем чтоб жильцы получили первычное право на самоорганизованную покупку дома в которым они живут!

Так как мы в своей ситуации все замечаем что мы сами по себе, абсолютно необходимо объединяться. Давайте покажем что мы не одни а солидарные друг с другом. Если вы находитесь в похожий ситуации, говорите об этом, организуйтесь в своей квартире или своим домом. Ищите контакт с инициативами и проэктами которые занимаються этой проблемы. И в этот раз мы будем защищать наши дома и наши проекты. Мы на данный момент испытываем большую волну солидарности. Больше 6600людей показали нам в нашей петиции что они с нами! Давайте покажем что выселение не пройдет без реакции! Давайте всместе бороться за то что жильцы могут решать что будет с теми домами в которых они живут! Это наши дома и мы не будем смотреть как их отбирают у нас! Давайте вместе сопротивляться! Не только против фирмы недвижимостей и собственников ориентированным на прибыль, но и против условий! Нельзя забывать, проблема все ещё называеться капитализм!

Против понятий жилъя, как товар! За город, пригодный  для каждого!
